The Service is designed for use by licensed real estate professionals, wholesalers, institutional buyers, and their authorized representatives.

To use certain features of the Service, you must register for an account. You agree to:

• Promptly update your information if it changes
• Accept responsibility for all activities that occur under your account
• Notify us immediately of any unauthorized use

4. User Responsibilities

• Maintain any required real estate licenses in good standing
• Provide truthful and accurate property and transaction information
• Not use the Service for any fraudulent, deceptive, or illegal purpose
• Not circumvent or disable any compliance features of the platform
• Comply with Fair Housing Act requirements in all communications
• Not attempt to contact parties directly outside the platform's relay system when broker mediation is required

5. SMS/Text Messaging Terms

By opting in to receive SMS messages from Dispotree, you agree to the following:

• You consent to receive automated text messages related to your account, property inquiries, deal updates, and service notifications
• Message and data rates may apply depending on your mobile carrier plan
• Message frequency varies based on your activity and account settings
• You may opt out at any time by replying STOP to any message
• For help, reply HELP or contact us at service@dispotree.com
• Participating carriers are not liable for delayed or undelivered messages

6. Property Information & Disclaimers

Property information displayed on the platform is provided by third parties including wholesalers, property owners, and data enrichment services. Dispotree does not independently verify all property claims and makes no warranties regarding accuracy.

All communications relayed through our platform between buyers and property owners include appropriate disclosures regarding the wholesaler's equitable interest, assignment intent, and the need for independent due diligence.

7. AI & Automated Features

The Service includes AI-powered features for deal scoring, buyer matching, compliance screening, and communication facilitation. These features are designed to assist decision-making but should not be relied upon as the sole basis for investment decisions.

Users should independently verify all AI-generated analyses and recommendations. Dispotree is not a licensed real estate broker, appraiser, or investment advisor.

8. Compliance & Broker Oversight

Certain transactions processed through the platform may require broker oversight and approval. Users must comply with all platform compliance requirements, including but not limited to fraud screening, sanctions checks, and state-specific disclosure rules.

9. Intellectual Property

The Service, including its software, design, algorithms, and content, is owned by Dispo Tree LLC and protected by intellectual property laws. You may not copy, modify, distribute, or reverse engineer any part of the Service.

10. Limitation of Liability

To the maximum extent permitted by law, Dispo Tree LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenue, whether incurred directly or indirectly, or any loss of data or business opportunity arising out of your use of the Service.

11. Termination

We reserve the right to suspend or terminate your access to the Service at any time, with or without notice, for conduct that we believe violates these Terms or is harmful to other users, us, or third parties. You may terminate your account at any time by contacting us.

These Terms shall be governed by and construed in accordance with the laws of the State of Arizona, without regard to its conflict of law provisions.
